An appraisal is an unbiased professional opinion of a home’s value. When buying or selling a home, you need to make sure that you are getting the best price possible. In selling, the goal is to not overprice or underprice so that you will be able to reach the greatest number of buyers. In buying, the goal is to get the best value for your money in the current market, with the hopes that your home will increase its value as time progresses.
Appraisals are a snapshot of that moment in time. Home prices are changing constantly, but in general, there should not be a huge discrimination in pricing between a bank appraisal and an agent's opinion of value when done at the same time. What's important is what is happening in the market today and what buyers are willing to offer for your home if you really want it sold.
Remember, appraisers have an opinion just like agents. They all construct their opinions the same way, but they do have a different viewpoint from which to couch that opinion. Appraisals can be contested on properties if you feel that the appraiser was not looking at the market overall and chose their comparable properties poorly. But in most cases, the lender has the final say and usually sides with their appraiser. While you should price your property appropriately, it will ultimately be the appraiser hired by the lender for your buyer who will determine what price will be allowed on the property. You can still make your case. Look to see what data was used. Does it make sense?
